Costa Rica is a favorable country for foreign purchasers of real estate, and with the exception of most beachfront property, foreigners have the same rights to properties as do locals. Property taxes are just 1/4 of a percent. Furthermore Manuel Antonio has a limited amount of land available for development. To the north is Quepos, to the west is the Pacific ocean, to the south is the national park and to the east is 10 miles of floodplains. In effect, Manuel Antonio real estate acts a bit like an island.
The greatest challenge for foreigners buying property in Costa Rica is the fact that you can't get a loan here. Nearly all properties are purchased with cash, or cash with a small seller financing package.
